Provides a combination of commercial, residential, and retail space


This districts geographical boundary are defined by the historic Raffel Building to the North Westen edge, CSX rail to the south, the historic brewery in the center and historic 101 Well to the South East


The overall master plan called for all of the parcels to be rezoned to either residential or mixed-use commercial


1 E. Pratt Plaza

20,000 sq. ft                                        $2,000,000

Conforms to an existing urban renewal plan and meet all the BDC design criteria


The space was previously a desolate rooftop plaza that connects the Inner Harbor to the convention center


Features additional parking for the building owner, as well as a skyline connection for the public, and amenity space for the building occupants

Acted as owner representative to coordinate LEED consulting, stormwater management, building code review, and permit facilitation


Provided a small plaza with memorial constructed from recycled materials from the old GM plant convention center


Team Includes Duke Realty, Amazon Urban Design Group

Merchant Point

50,000 sq. ft residential

28,600 sq. ft mixed used

Completed the CHAP process, and received historic tax credits for the renovation of the school and church,


Developed a total of 17 new town houses


Created a community garden and enclosed playground for the school


Team includes Union Box Company, Stonnington, and Urban Design Group, as well as total of 6 clients


Received the AIA Maryland Citation Award for master planning

Stadium Place

22,800 sq. ft

Features include 214 apartments, 275 parking spaces, and a community pool

This parcel of land is currently a parking lot 

located directly adjacent to the East and the redevelopment of Memorial Stadium to the North

The Master Plan is scheduled to be phased with the mixed-use building being erected first

New Windsor Vistas

2,400 sq. ft for 77 units                   $19,200,000

The site features 77 units for active adult community

The design offered a modular combination of unis, from double to quadruple arrangements

Tenants can choose between a series of upgraded floor plans and finish options
